How it works

What is DealCheck DXB?

A tool that takes a Dubai property listing and returns a Property Intelligence Report: comparable sales, transaction history, area trend, yield, and risk signals. The Quick View is free. The AED 99 Property Intelligence Report adds full evidence detail.

Who is DealCheck for?

Property buyers, sellers, brokers, and investors looking at Dubai real estate who want an independent second opinion that isn't coming from someone earning commission on the deal.

How is DealCheck different from Bayut or PropertyFinder?

Bayut and PropertyFinder show listings. DealCheck analyses them. We don't list properties or take broker commissions — we provide independent diligence on listings published elsewhere.

Do you take broker commissions?

No. DealCheck does not receive a property-transaction commission. Revenue comes from reports and subscriptions. If a consumer explicitly asks to connect with a broker, DealCheck may route that inquiry to the relevant broker workspace; the routing is not paid on the outcome of the property transaction.

Are you a regulated financial advisor?

No. DealCheck is a software tool that surfaces public data and analysis. We do not give investment advice. Our terms are explicit on this.

What's in a Quick View?

A snapshot: asking price versus area median, recent comparable sales count, area trend, and a price-position read ("priced in line", "priced 12% above area median", and so on). Free. Processing time depends on the listing and available evidence.

What's in a Property Intelligence Report?

Quick View content plus transaction comparables, developer track record, payment-plan analysis, area context, indicative yield context, and risk signals. PDF format. Delivery time depends on evidence depth and report routing.

What does the broker subscription include?

One monthly plan — unlimited fair-use Property Intelligence Reports on your own client pipeline, the AI lead assistant working your leads, WhatsApp CRM, and Market Pulse. Founding rate AED 999/month (first 20 brokers, lifetime), standard rate AED 1,499/month after.

How long until I get my report?

Quick View and PDF delivery times vary with the listing, source availability, and evidence depth. The site shows progress and the delivery route before payment.

The website asked for a listing URL. Where do I get it?

Open any Bayut or PropertyFinder listing in your browser, copy the URL from the address bar, and paste it into DealCheck. Example: https://www.bayut.com/property/details-12345678.html

Accuracy & methodology

Where does your data come from?

Transactions from the Dubai Land Department (DLD) open data registry. Listings sourced from Bayut and PropertyFinder. Developer history from public records. Sentiment from aggregated property community discussion. All sources are cited in every report.

How current is the data?

Each report states the source and exact as-of date used. Data is promoted through controlled refreshes, and source publication lag or a delayed refresh is shown rather than hidden.

How accurate are the comparables?

We use median sale prices for the immediate area — typically a 500m radius for apartments and 2km for villas. We exclude distressed sales, off-plan launches at promotional pricing, and transactions older than 90 days.

What if your data is wrong?

Tell us. Email support@dealcheck.ae with the specific number you believe is wrong and your source. If we agree, we publish a correction and issue a fresh report at no charge.

Is DealCheck a certified property valuation?

No. DealCheck produces a Property Intelligence Document — not a Taqeemi or RICS-certified valuation certificate. If you need a certified valuation for mortgage or legal purposes, engage a licensed RICS valuer. DealCheck is a decision-support tool, not a regulatory certification.

Coverage & areas

What property types does DealCheck cover?

All four residential categories in Dubai: ready apartments, off-plan apartments, ready villas and townhouses, and off-plan villas and townhouses. Hotel apartments and serviced residences are outside scope — the residential comparables engine does not apply to pooled hospitality stock.

Do you have data for my community or off-plan project?

Coverage includes all major Dubai communities (JBR, JLT, Downtown, Dubai Marina, Business Bay, JVC, JVT, Damac Hills, Arabian Ranches, and more), over 90% of off-plan launches, and all DLD-published transactions. If we do not have data for a specific listing, you receive a refund and we add it to our queue.

Does it work for off-plan properties?

Yes. Off-plan apartments are 70.9% of Dubai's DLD-registered sales volume and are covered. The off-plan report covers the forward-return scenario: payment-plan economics, projected handover value, developer delivery track record, and supply-pipeline risk at the handover window.

Can I use DealCheck from outside the UAE?

Yes. It is useful for remote shortlisting and pre-negotiation diligence before you fly in, appoint an advisor, or make an offer. It remains decision-support intelligence, not legal, tax, mortgage, or certified valuation advice.

What if my listing is not in Dubai?

DealCheck currently covers Dubai residential property only.

The Quick View said "listing not found". What do I do?

Three possibilities: (1) The listing was just posted and our index has not pulled it yet — try again in 24 hours. (2) The listing was removed or sold — check the portal for status. (3) The URL format is not yet supported — submit it to support@dealcheck.ae and we will add it.

Pricing

Why is the Quick View free?

Because it is a sample. If our methodology adds value to your decision, you will buy a full report. We would rather you confirm we are useful before paying.

How much does a Property Intelligence Report cost?

AED 99 per report — flat across all value bands. For context, that is under 0.01% of a typical Dubai property purchase.

Do you offer discounts for multiple reports?

The broker subscription gives unlimited fair-use reports on your own client pipeline from AED 999/month founding rate — see the broker page for details.

What payment methods do you accept?

UAE-issued debit and credit cards, international Visa, Mastercard, and Amex, Apple Pay, and Google Pay. All processed via Stripe (secure, PCI-compliant).

Do you charge VAT?

No. Avon Services FZ-LLC is not currently VAT-registered, so no VAT is added — the price shown is exactly what you pay.

Account & billing

Do I need an account?

Quick View: no. Property Intelligence Reports and subscriptions: yes, so you can re-access your reports.

How do I reset my password?

Click "Forgot password" on the login page. We email a reset link valid for 60 minutes.

Is my data secure?

Production traffic uses HTTPS, access is authenticated where required, and DealCheck does not store full card numbers — Stripe handles payment-card processing. See our Privacy Policy for the current data-handling details.

Do you sell my data?

No. DealCheck does not sell personal information or transfer it to data brokers. A consumer inquiry is routed to a broker only with explicit consent and within the relevant broker workspace. Service providers process data only to operate DealCheck, as described in the Privacy Policy.

How do I delete my account?

Email support@dealcheck.ae with the subject "Delete my account". We will verify the request and delete or anonymise eligible data. Some records may be retained where required for legal, accounting, security, dispute, or fraud-prevention obligations; the Privacy Policy explains the process.

Can I share my report with my lawyer, agent, or partner?

Yes. One report can be shared with one named third party for the specific purchase decision. Do not republish it or use it for commercial valuation services — that is a Terms violation.

Can I download my report later?

Yes. All reports stay in your dashboard for 30 days after purchase. After 30 days, contact support@dealcheck.ae for re-issuance at no charge.

Refunds

What is your refund policy?

Full refund within 14 days if the report was undelivered, technically broken, or contained a material factual error. See our Refund Policy for specifics.

How do I request a refund?

Email support@dealcheck.ae with your order reference and the reason. We process eligible refunds within 5 business days.
